Investing in any asset class is about being faster than the market. While that is very tough when investing in stocks, the real estate market has a much slower reaction time. This is simply the nature of the real estate business. You have assets that live a very long time that trade infrequently. Additionally, the real estate market relies heavily on macro forces like interest rates and economic growth. While it may not be possible to predict the peak and trough of the real estate cycle, it is certainly possible to pick a good time to get in and out of the market.
Why is now a good time to invest? Chaos - plain and simple. Commercial investors, particularly those investing in apartments, will see positive effects from the sub-prime lending market fallout. As foreclosures increase and banks tighten their lending standards, it will be much harder for people with bad to ok credit to obtain loans for housing.
